Heating and cooling the 374 apartments are Concord™ gas furnaces, electric condensing units and omniguard® protected coils.

Concord Gas furnaces are available from 35,000 BTU through 125,000 BTU, in efficiency ratings from 80 to 95%, with two stage heating, variable speed motor for greater comfort and better airflow that matches the air conditioning.
A 45,000 BTU furnace can match to a 400 CFM air conditioning unit up to a 1200 CFM system. The 33” compact unit height, with an easily removable slide out blower design and anti-vibration blower assembly promoting quiet operation, is ideal for the multi-family market and direct or non-direct vent applications.
The aluminum steel heat exchanger is crimped not welded, and comes with a 10-year warranty to ensure increased durability and safety when furnaces are ignited.

Providing comfort conditioning to several specific areas in the building are GREE variable refrigerant flow systems, (VRF) models GMV-28,36 and 48 that provide the horizontal discharge capability needed in the design of the building.

VRFs offer a lot of flexibility for today’s unique building designs. The GMV models selected for the art studio, lounge, maintenance and storage area and the elevator in the lobby, offered the builder 9 indoor unit models to choose from.
Wall mount, multi position air handlers, consoles, cassettes and ceiling, to the mini-horizontal, ultra-heat, slim ducted model that fit the Julius’ unique design criteria.
VRF technology can be used in an application where there are traditional ducts and in locations where ducts are not feasible due to building or size limitations. They can provide solutions for many difficult facility layouts that do not lend themselves to conventional heating and cooling systems such as the areas mentioned, at the Julius.
Flexibility in the use of various air handler options with a VRF system expands its use.
Older construction, having limited power and needing retrofit upgrades will benefit from VRF technology that offers 5-tons of conditioning with single phase power is not available from all manufacturers.
